FAIR HOUSING:  It is a policy and practice for Oxford Enterprises Management to offer and provide equal housing for all persons regardless of color, race, religion, sex, national origin, handicap status, disability, familial status or any other state or locally protected classification. All applicants are accepted on a first come, first serve basis based on the current and future availability of certain apartment homes. Apartment availability can significantly vary by the hour or days.  To remove an apartment from the market and begin the application approval process an application must be completed and all deposits and fees must be paid.  Please refer to the Deposit and Fee Schedule document for further information. Any errors, omissions or falsifications will result in a denied application and terminate the occupancy ability. All applicants must be 18 years of age or older. Roommates are required to apply and qualify separately. Persons with combined credit may apply jointly with one application. All applications are subject to approval utilizing services from a third-party vendor.

APPLICATION SUBMITTAL AND RIGHT TO REVIEW LEASE.  Before you submit an application or pay any fees or security deposit we recommend that you review our lease form and any community policies that will be part of the lease.  You may take as long as you like to do so.  Set forth below are the general policies that will be used in determining your eligibility for leasing.

APPLICATION FEE.  A non-refundable application processing fee will be required for each application to cover the cost of credit and criminal history reports, application processing administration and overhead, etc.  Fees may vary among Company properties.

LEGAL RESIDENCY.  All applicants and prospective occupants must provide appropriate verification of their lawful presence in the United Sates.

RENTAL HISTORY:  Rental history will be reviewed based on rental payment status, late payments, NSF payments, monies owed for damages or rental balances upon move-out, evictions for non-payment of rent or non-rent breach of lease and lease violations. Applicants with an eviction or Judgement will need to provide proof of payment to continue the rental application process. Any applicants with unsatisfactory rental history or lack of rental history may be required to pay additional deposits.

CREDIT HISTORY:  Detailed credit reports are computer generated from a third-party company and scored based on open credit lines, number of positive and negative trade lines and overall debt. Lack of credit history or negative credit history may require additional deposits. Open Bankruptcies or Bankruptcies filed within the last 10 years will disqualify applicants from approval.

EMPLOYMENT AND INCOME: Total household income is required to total at least three times the monthly rent. Applicants must be employed at least 6 months and provide proof of such employment. All income sources will be verified by providing paycheck stubs, written documentation from employer, bank statements, tax returns, etc.  Cosigners may be used if an applicant cannot meet employment or income requirements. Co-signers must have a total household income of 5 times the rent and meet all other qualifying criteria.

CRIMINAL HISTORY: A thorough criminal history report is generated by a third-party vendor and is required of all persons over the age of 18 at Management’s request. The application or occupancy of any person may be denied at any time based on their criminal history or behavior, in Management’s sole and absolute discretion.  Criminal history for which Management will deny applications or occupancy includes, but is not limited to, prosecutions or convictions for: any crimes involving actual or potential physical harm to person(s) or property; sex or morals related crimes; crimes involving possession, manufacture, sale or delivery of any controlled substance, marijuana, drug paraphernalia, or weapons: fraud or financial crimes.  (Misdemeanor theft by check may be waived if all monies are paid by money order or cashier check).  Denials of application or occupancy may be made regardless of the final disposition of any criminal prosecution.  Applicants convicted of or receiving deferred adjudication for misdemeanors that involve destruction of property, drugs, sex-related offenses, violence and repeat offenses within the last 24 months will be denied.

OCCUPANCY STANDARDS: 

Efficiency:          Family of two or two persons

1 Bedroom:       Family of two or two persons

2 Bedroom:       Family of four or four persons

3 Bedroom:       Family of six or six persons

 

The maximum number of occupants permitted to dwell in an apartment shall not exceed two per bedroom. When renting to a family, we will allow two persons per bedroom plus a newborn who is less than 24 months old. If you exceed our maximum occupants per bedroom because your newborn is older than 24 months old at the end of the lease term, you must at that time qualify for a transfer to a unit with more bedrooms if available or vacate the premises with proper notice.

 

 

Pets: Pets are permitted and require additional fees and deposits, please refer to the Deposit and Fee Schedule document.  There is a maximum of two pets per household at maximum weight of 75 lbs. Aggressive breeds are restricted and are considered as follows; Staffordshire Terriers, Pit Bulls, Mastiffs, Chows, Doberman Pinchers, German Shepards and Rottweilers. Exotic pets are restricted.
